  • Selection.

    How do you select the best Brokerage to represent you? Buying and selling real estate is an emotional experience. Your agent should be respectful and not lose sight of this important fact. Knowledge and experience in your area as well as hands on management of the entire listing and sales process is a must have. As we say in the profession, there are no easy deals!

  • Preparation.

    Preparing your home for marketing and sale is a key component when aiming to capture the highest and best selling price. First impressions mean a lot. Interior and exterior repairs and/or renovations and appearance should be discussed and considered. Of course, pricing will be set in accordance with the condition of the home.

  • Listing.

    This is where Terms and conditions of the Listing Agreement including price, term of contract, inclusions and exclusions in the sale, disclosures and pertinent legal topics are discussed. Pricing a property to receive offers in the first 30 days from listing is the goal. This is when serious buyers are present with a need and a strong motivation to close.

  • Marketing.

    High resolution photography, drone video and global exposure are a big part of a comprehensive marketing plan set between you and your agent. Internet has become the primary resource for buyers. An appealing on line presence is critical.

  • Presentation.

    Once the decision is made to sell and your property is ready, it’s important to accommodate as many potential buyers as possible. Open houses and private showings can hypothetically be clumped together but realistically, its better to be prepared at any time to open your doors to buyers (of course accompanied by an agent). Your agent should always be there to protect your property. Your agent will give you a checklist to prepare for an open house!

  • Offers.

    There are many considerations when reviewing an offer to purchase. Financing detail, potential closing date, contingencies, motivation of buyers and of course the outcome of inspections. Anticipate negotiations! Back up offers are an option.

  • Representation.

    Legal and professional representation is necessary at this stage. Deposits will be made and held by either an Attorney or Title Agency. Until contingencies are removed and the title is transferred, these funds are at risk. There are many component in this due diligence phase. It is recommended to retain an attorney.

  • Closing.

    Buyers and lenders require a “walk through” a few hours before closing. All items should be removed out and the property should be cleaned and ready for the new owners. Any receipts for repairs or services agreed to should be available for the buyers. Your agent should be available to attend the closing and turn over the keys.
